When winter is this severe, forage for mice and rats is even more scarce than usual. This causes them to seek out food sources in areas where they normally would shy away from. Mainly, your front office. We have noticed that a number of our customers have set out traps and bait trays this past winter.

You’re just not putting them in the right place! Next to your file cabinet may make you feel a little more secure but by the time that mouse has found your bait or trap they have already contaminated a lot of areas within your office.

Most rodents are entering your building from the warehouse, loading dock, storage area or manufacturing area. This is where there are more points of access. This is also where you need to focus on trapping or poisoning them before they make it all the way to the front office to get to the receptionist candy dish.

A couple of tips to reduce these vermin is in the area of prevention.

1. Had a birthday party? Don’t leave the cake out, especially uncovered, put it in the refrigerator or have someone take it home.

2. All those boxes of cookies, crackers, bags of candy and other goodies stored under the desks? Not a good idea, it’s a junk food buffet for these critters and what they don’t get now, the ants will find in another month.

3. Break areas, coffee stations and cafeterias–don’t leave food out overnight, close up the donuts and put away the bagels, besides eating that stuff after it’s been out, uncovered all night, isn’t healthy for you either!

We clean all of these surfaces nightly and take out the trash as well but we won’t throw away food that isn’t marked ‘TRASH’.

For some of our customers that are only serviced sporadically, ( anything less than 5x a week is sporadic) we clean these areas on each service call but you will need to keep watchful eye on the food invitations left out on the nights we aren’t scheduled.

Remember that mouse droppings can carry the Hanta Virus which has been proven deadly to humans. If you see mouse droppings or other signs of vermin post a note on our communication portal and we will address it immediately on the next service call. We are trained in hazardous material handling and infectious disease prevention.

I can’t wait for spring and warm weather and I know most of you can’t too!

How to Hang a Picture – Perfect Pointers

How to hang a picture may not seem like a difficult question until you actually get started. There’s more to displaying the picture in an appealing way than just putting a nail in the wall and placing the picture on the wall.

<ins>Actually, one of the first things I learned when I started hanging our family portraits throughout our home was just how tricky the process is, especially without a second person to give you a hand. Here are some strategies that should show you how to hang a picture properly.</ins>

<ins>How to Hang a Picture: Getting the Proper Tools</ins>

<ins>Before you start trying to learn how to hand a picture properly, you need to gather the correct tools. First, you need to decide the weight of the object you want to hang on the wall. Most pictures are light enough that an ordinary nail will be sufficient for hanging, but a better choice is a wall hook. These hooks are created to hold different weights of items so you’ll need to choose the right hook for the weight of your photo. If you are trying to hang a portrait in a very heavy frame, then consider purchasing wood screws instead. Obviously, you’ll need either a hammer or a screwdriver depending on the hanging method you choose.</ins>

<ins>Additionally, you’re going to need a good level. Spend a little extra to get the models which offer the most useful features. Remember you can get reusing that level for a long time so it’s worth the investment. You’ll also need a stud finder, a tape measure, and a pencil.</ins>

<ins>How to Hang a Picture Properly – The Process</ins>

<ins>Once you’ve gathered all of your equipment you’ll need to decide where to hang the picture. Having a second person around can come in handy at this stage because you can experiment with holding the picture against the wall until you find the best spot. Remember to hang pictures at different heights depending on the furniture and other wall hangings.</ins>

<ins>After you select a spot, you’ll need to find the center mark. If you want to center the picture over a piece of furniture, then measure the width of the furniture piece. Otherwise, measure the width of the wall. Mark the center with the pencil. Now you’ll want to find the center mark on the picture you’ll be hanging.</ins>

<ins>Make sure to install the picture fastener you’ve chosen. If you’re using wood screws, you’ll have to use the stud finder because those screws should be placed directly into the wall stud for extra strength. You’ll want to avoid the studs if you’re using nails or hooks.</ins>

<ins>You can then hang the picture on the fastener. Use the level to hang the picture correctly.</ins>

<ins>After you know how to hang a picture properly, you can experiment with placing pictures at different heights and in different positions relative to the furniture in your home. Experimenting can help you create a unique feel to your photos. For example, I’ve hung some of our children’s pictures in a stair step formation instead of in a vertical or horizontal row. The different form makes the photo more visually interesting.</ins>

It also involves collection of payments from the tenants and other related work, some administrative work and ensuring a smooth working relationship between the owner and the tenants of the house. The job of keeping the premises clean necessitates the professional to look into each and every problematic situation that might arise in the house on a daily basis and solve them. Here are some problems that commonly arise.

• Plumbing problems are very major for any house and they need to be attended to instantly. There might be problems with the toilet, the bathtub or the sink. Toilet paper might get clogged in the outlet from the toilet bowl. The apartment maintenance staff should educate people on toilet etiquette so that they do not clog the toilet outlet with excess paper. When the toilet gets clogged when water is flushed in, it will not flow down the drainage but remain in the bowl and as a result its level will rise. The water supply should be shut off immediately and the clog cleared by using a plunger. The assets managing professional should take specialized help if he is not able to manage the situation well.

Another problem that needs to be addressed is the leakage of water from the pipelines of toilets and bathrooms. It results in the wastage of a lot of water and such a problem should be addressed immediately. The apartment maintenance staff should be notified about such problems and they should promptly attend to them.

On a general basis the staff should educate each and every household about proper usage and preservation of toilets. Sinks and bathtubs can also give similar problems which need to be addressed immediately.

• Electrical problems are the next category of problems that might arise in housing complexes or individual houses. There might be short circuited wires lying on the roadways or corridors and one might step on them which can turn out to be very fatal. The apartment maintenance staff should check the premises for such loose live wires minutely and get them rectified without any delay. They should put a signboard of danger till they can summon the electrician to take charge. In the first place they should try to find some first level remedy by switching off the main electrical supply till the electrician takes up.

Power cuts cause a lot of inconvenience, especially when they occur at odd hours. The assets managing staff should be available for prompt help even during odd hours when there is a cut in the power supply. He should check out whether people are stuck in elevators. He should also divert his attention to the security issue. The apartment maintenance staff should be ever vigilant of any burglar taking advantage of the period of time when the electrical supply is shut off. He should try to find out the cause of the power failure at the earliest and contact the electricians and ask them to attend to the problem as soon as they can. He should perform the basic rectification operations if he can before the electrician arrives.

Many cleaning companies specialize in construction cleanup, and some offer it to their customers who are remodeling or moving into new office space or a new home. Although it’s a dirty, messy job, construction clean-up services can be a profitable niche or add-on for your cleaning business.

When bidding on a construction cleaning job, you may have to bid it two to three times the normal cleaning price. This is because it’s much more labor intensive and more supplies are used to complete the job.

Here are some tips for getting the job done:

Remove all large debris.

Use a back pack vacuum to vacuum up dust from inside cabinets, drawers, window sills, and the floors.

Wipe down all surfaces including countertops, cabinets (inside and out), and drawers.

Clean restrooms and kitchen areas, removing stickers from fixtures and appliances.

Wash all windows, removing stickers and construction debris. Wipe frames.

Mop floors and vacuum carpet.

Posted by admin | Articles | Thursday 31 December 2009 11:49 am

Mainly two types of machines are used in auto detailing: pressure washers and carpet cleaners. Pressure washers are used for cleaning the exteriors of an automobile, such as the engine parts and metallic body. Carpet cleaners, or carpet extractors, are used to clean the internal areas of automobiles, such as the carpets, floor mats, and seat upholstery.

Why There Is No Single Machine for Auto Detailing?

Many people ask this question: Why do suppliers not provide a single machine that can be used to clean both the interiors and exteriors surfaces of an automobile? There is a simple reason for this. These two very different types of surfaces require different levels of cleaning power. A pressure washer used on the vehicle’s interior would damage upholstery and leave carpets too wet to dry in a reasonable amount of time.

On the other hand, carpet cleaners are inherently not suitable for cleaning hard surfaces of automobile parts and components. The extraction capabilities are designed to remove stains from deep within carpet fibers, an entirely different surface than an automobile’s painted exterior. Top suppliers often offer a combo promotion, allowing auto detailers to purchase both a pressure washer and a carpet cleaner at one low price.

If you are considering the purchase of a carpet cleaner alone, here are some useful tips to guide in you in finding the right machine

Know Your Requirements

You need to be perfectly aware of your requirements. Heated and non-heated carpet cleaners are available to handle applications with varying degrees of difficulty. For example, heated carpet extractors are ideal for the most challenging interior car cleaning applications.

Opt for Devices that Use Less Water

There are two important considerations for auto detailing. The first is the quantity of water used in the process and the second is the times required for the surface to completely dry.
The general rule is to use low quantities of water. This reduces wastage of water and frees the operator from the burden of finding a suitable place where sufficient facilities for water run-off are available. Moreover, using less quantities of water reduces the drying time required for the surface. For any auto detailing professional with limited storage space for vehicles to dry, drying time is paramount.

For ensuring that the quantity of water used is low and the drying time is as short as possible, one has to opt for a carpet cleaner equipped with low flow technology. This makes sure that very low quantities of water are used for auto detailing. As a result, wastage of water is low and the drying time is short ? often as low as two hours.

Wood flooring is any product manufactured from timber that is designed for use as flooring, either structural or aesthetic. Bamboo flooring is often considered a wood floor, although it is not manufactured from timber, but a grass.

Solid

Solid hardwood floors come in a wide range of dimensions and styles, with each plank made of solid wood and milled from a single piece of timber. Solid hardwood floors were originally used for structural purposes, being installed perpendicular to the wooden support beams of a building. Modern construction techniques now rarely use wood building frames and solid hardwood floors are used almost exclusively for their appearance.

For flooring, solid wood has many limitations due to the natural characteristics of wood. Expansion and contraction of wood from moisture and temperature fluctuation puts many dimensional restrictions on solid wood floors. Typically, 5″ wide and 3/4″ thick boards are the largest that can be manufactured from solid wood without compromising the structure of the flooring (some manufacturers produce wider boards using proprietary milling techniques). There is, however, no standard size which will perform well in every environment. For contemporary construction techniques, the most significant characteristic of solid wood floors is that they are not recommended to be installed directly over concrete.

Engineered

Wood flooring is a popular feature in many houses.

Engineered wood flooring is composed of two or more layers of wood in the form of a plank. The top layer (lamella) is the wood that is visible when the flooring is installed, and is adhered to the core (or substrate) which provides the stability.

Laminate, vinyl and veneer floors are often confused with engineered wood floors - laminate uses an image of wood on its surface, vinyl is plastic formed to look like wood, and veneer uses a thin layer of wood with a core that could be one of a number of different composite wood products (most commonly, high density fibreboard).

Engineered wood is the most common type of wood flooring used globally. North America is the only continent that has a larger solid wood market than engineered, although engineered wood is quickly catching up in market share.

Comparison of Solid Wood and Engineered Wood

It is very difficult to compare a solid wood floor to engineered wood floors, as there is a wide range of engineered wood floor qualities. There are several limitations on solid hardwood that give it a more limited scope of use: solid wood should not be installed directly over concrete, should not be installed below grade (basements) and it should not be used with radiant floor heating. Solid hardwood is also typically limited in plank width and is more prone to gapping and cupping with increased plank size. Solid wood products, on average, have a thicker ’sandable area’ (the wood that is above the tongue), and can be installed using nails. Lastly, solid wood tends to be less expensive than engineered wood, but this, as with the ’sandable area,’ depends on the quality of the engineered wood (most inexpensive engineered wood products are ‘veneer’ wood floors, and not ‘engineered’).

Engineered wood flooring has several benefits over solid wood, beyond dimensional stability and universal use. Patented installation systems (such as “click” or “G6″) allows for faster installation, and easy replacement of boards. Engineered wood can use ‘floating’ installations, further increasing ease of repair and reducing installation times.

Solid Wood Manufacturing

Solid wood can be cut in three styles: flat-sawn, quarter-sawn, and rift-sawn. However, because only one side of the wood is visible on flooring, “quarter-sawn” and “rift-sawn” will have the same appearance.

Many solid woods come with “absorption strips” - grooves cut into the back of the wood that run the length of each plank. They are used to reduce cupping.

Solid wood floors are mostly manufactured with a tongue-and-groove for installation.

Engineered Wood Manufacturing

Lamella

The lamella is the face layer of the wood that is visible when installed. Typically it is a sawn piece of timber.

The timber can be cut in three different styles: flat-sawn, quarter-sawn, and rift-sawn. However, because only one side of the wood is visible on flooring, “quarter-sawn” and “rift-sawn” will have the same appearance.

The Core / Substrate

1) Wood ply construction (”sandwich core”): Uses multiple thin plies of wood adhered together. The wood grain of each ply runs perpendicular to the ply below it. Stability is attained from using thin layers of wood that have little to no reaction to climatic change. The wood is further stabilized due to equal pressure being exerted lengthwise and widthwise from the plies running perpendicular to each other.

2) Finger core construction: Finger core engineered wood floors are made of small pieces of milled timber that run perpendicular to the top layer (lamella) of wood. They can be 2-ply or 3-ply, depending on their intended use. If it is three ply, the third ply is often plywood that runs parallel to the lamella. Stability is gained through the grains running perpendicular to each other, and the expansion and contraction of wood is reduced and relegated to the middle ply, stopping the floor from gapping or cupping.

3) Fibreboard: The core is made up of medium or high density fibreboard. Fibreboard has minimal expansion and contraction so the core is very stable. Fibreboard is also denser and harder than most wood and is less prone to denting. Floors with a fibreboard core are hydrophobic and must never be exposed to large amounts of water or very high humidity - the expansion caused from absorbing water combined with the density of the fibreboard, will cause it to lose it’s form. Fibreboard is less expensive than timber but is not VOC free and is not environmentally friendly.

Installation Systems

Wood can be manufactured with a variety of different installation systems:

1) Tongue-and-groove: One side and one end of the plank has a groove, the other side and end has a tongue. The tongue and groove fit snugly together to form the floor. Floors with a tongue-and-groove can be installed by glue-down (both engineered and solid), floating (engineered only), or nail-down (not recommended for engineered).

2) “Click” systems: there are a number of patented “click” systems that now exist. A “click” floor is similar to tongue-and-groove, but instead of fitting directly into the groove, the board must be angled in to make the curved tongue fit into the groove. This system only exists for engineered wood floor and is designed to be used for floating installations. It is designed for the Do-It-Yourself market.

3) Floor connection system: There are a wide range of connection systems, as most of them are mill-specific manufacturing techniques. The general principle is to have grooves on all four sides of the plank with a separate, unconnected, piece that is inserted into the grooves of two planks to join them. The piece used for the connection can be made from wood, rubber, or plastic. This installation system allows for different materials (ie. wood and metal) to be installed together if they have the same connection system.

Other wood manufacturing styles

Rotary-peel

This process involves treating the wood by boiling the log in water at a certain temperature for an allotted amount of time. Then after preparation the wood is peeled by a blade from the outside of the log, and it works its way around the log toward the center, creating a wood veneer. This veneer is then pressed flat with high pressure to make the veneer flat. This style of manufacturing tends to have problems with the wood cupping or curling back to its original shape. This problem is commonly known as “face checking” and is a manufacturing defect. Rotary-peeled engineered hardwoods tend to have a plywood appearance in the grain.

Sliced-peel

This process involves the same treatment process that the rotary peel uses. However instead of being sliced in a rotary fashion, this style of wood is sliced from the end of a log. From there it goes through the same manufacturing process as a rotary peeled product. However this style of engineered hardwood tends to have less problems with “face checking” and also does not have the same plywood appearance in the grain. However, this product can tend to have edge splintering and cracking due to the fact it has been submersed in water and then pressed flat.

Dry solid-sawn

Instead of boiling the hardwood logs, in this process they are kept at a low humidity level and dried slowly to keep moisture from inside of the wood cells. The manufacturing process to get this top veneer layer is similar to how a solid hardwood is manufactured. This style of engineered hardwood has the same look as solid hardwood, and does not have any of the potential problems of “face checking” that rotary- and slice-peel products have, because the product is not being exposed to added moisture.

Floor Finishing, Refinishing, and Sanding

Sanding provides a method for smoothing an installed floor, compensating for unevenness of the subfloor. Additionally, sanding is used to renew the appearance of older floors.Sanding using successively finer grades of sandpaper is required to ensure even stain penetration when stains are used, as well as to eliminate visible scratches from coarser sandpaper grades used initially. Prior to modern polyurethanes, oils and waxes were used in addition to stains to provide finishes. Beeswax and linseed oil, for example, are both natural crosslinking polymers are hardened over time. Modern polyurethanes, and polyester resins, used occasionally, are superior in toughness and durability.

Care of Wood Floors

Proper use of vacuuming, sweeping, and damp mopping is usually all that is required to maintain the cleanliness and appearance of a wood floor. Oil soaps should not be used to clean the floors. The best suggestion is to use the manufacturers recommended cleaning products. Like tile floors, excessive grit and foot traffic will affect appearance. Unlike carpet or rugs, a properly finished wood floor, like tile, does not accumulate hidden soil or odorous compounds.

Hi All,

I was talking to a window cleaner the other day down in south florida and he was talking about an add-on service that he provides to his customers that he is really profiting from, so I thought I’d pass this bit of news on to you.

The “Add-on” service that he’s referring to is Dryer Vent Cleaning.

He actually got into it by accident. One of his customers kept on asking him over and over again to clean their dryer vent, so finally Sean said ok and went about finding out how to do it and how much he should charge for the service.

Basically all it takes is a shopvac and a dryer vent cleaning kit which I’ll talk about in a minute.

As far as pricing, he invited a company that specializes in dryer vent cleaning over to his house to clean his own dryer vent and they charged him $125. It only took ‘em about a half hour, so Sean figured he could charge $75 per dryer vent cleaning and still be profitable. It doesn’t matter the size of the home, the vent placement, etc. etc. He just charges a flat $75 for each dryer vent cleaning.

On occasion a dryer vent cleaning may take him longer, but it all evens out because he’s also done quite a few that take him no more than 20 minutes.

So that’s how it all came about. Now Sean asks every single window cleaning customer of his whether he can clean their dryer vents. The demand is high.

$75 for a half hour effort could end up turning into a nice healthy income stream for you.

Here is a video where you can check out more:

It talks about how to clean dryer vents and it shows a dryer vent cleaning tool kit. It’s called a “LintEater Rotary Dryer Vent Cleaning Kit & 12′ Extension Kit”. This’ll provide you a total of 24′ for the longer tubing. It’s located at this webpage.

Dryer Vent cleaning is something that few window cleaners offer, so if you can provide another value added service to your customers, it’ll give you an additional advantage over your competition.

If you’ve been in the window cleaning business for awhile, I personally would send a “new service” letter to your existing customer base announcing the fact that your company now offers a dryer vent cleaning service. And regardless whether you’ve been in the window cleaning business for awhile or are brand new, make sure to ask all customers who you clean windows for daily whether they would like their dry vents cleaned.

If dollars are tight at the moment and you don’t want to outlay any money for a shopvac or buy the dryer vent cleaning kit that is needed, then I’d still send out the “new service” announcement letter to your existing customers and proceed to ask customers who you’ve just completed a window cleaning job for whether they would have an interest in getting their dryer vents cleaned.

When you have a guaranteed 6 dryer vent cleaning customers, then buy the 2 tools (shopvac/dryer vent cleaning kit) that you need. At least this way you’re assured of making your money back right away.

To prepare your customer letter or flyer for mailing/distribution, a
good video to watch would be this one:

It’s a news story on the dangers of what can happen if a dryer vent is clogged. So needless to say, if you include a link to this vid in any marketing materials or letter to your existing customer base, you’ll be getting calls. :o) And you can include certain points mentioned in the video within your letter.

Dryer vent cleaning should be a service that you provide for your customers twice a year or at least once a year. So it has the advantages of being repeat similar to your window cleaning business which makes it the ideal add-on service.

A homeowner might even be more motivated to say “yes” when you follow up with a dryer vent cleaning phone call because of the dangerous situation a clogged dryer vent can cause. I haven’t seen too many dirty windows cause fires. :o)

As far as pricing and what to charge, I talked about $75 above, but obviously one price doesn’t fit all areas. One window cleaner mentioned $99.00 to me. Test it. If people are willing to pay it, then your pricing is perfect. There’s no “one size fits all” approach when it comes to pricing.

But one thing I wouldn’t do is complicate it for you or the homeowner by pricing it in “tiers” or “levels”. Just simplify it and charge one price. If one particular jobs takes a bit longer then another, no biggie. It all evens out in the end.

Take care and have a great day.

Regards,

Steve

The message is, you can’t neglect maintaining the warehouse floor or taking floor safety precautions.

Today’s increased emphasis on workplace safety extends to ensuring adequate safety precautions regarding warehouse floors. Putting in place such easy-to-achieve site safety measures as line marking and floor marking, slip prevention and spill response needn’t be expensive, and can make an immediate difference in preventing accidents.

Companies may be thinking twice at the moment about spending money on their warehouse floors. But even in the current climate they aren’t cutting back on safety for this part of their sites, says Derek Thomas, Rocol’s Business Unit Manager for Site Safety Systems: “2009 has been challenging but successful, with our site safety business only marginally behind last year.”

Derek believes the market for site safety products both in the UK and around the globe will remain difficult, although he sees signs of returning confidence: “Some companies have taken the opportunity to undertake maintenance works: other companies have only undertaken critical works but the food industry has remained buoyant and consistent.” He reckons warehousing and logistics will be a strong focus for Rocol next year, both third party and in-house.

Another warehouse safety and line marking supplier, ASG Services experienced a significant reduction in sales through early 2009, with an improvement over the summer: sales have remained lower than normal, but have stabilised. David Grundy says: “There has been a shift in demand for our warehouse label and sign products since the change in the economy. Previously we worked on new builds as well as revamps, however now far more projects are reconfigurations. We’ve also found fewer requirements of our installation services for this part of our business. Customers have utilised their own people to fit labels and signs, partly due to cost but most often because they have people available.

“Our warehouse safety and line marking division has grown since its launch in October 2008. Line marking is still the most popular area, however customers are opting for the lower-quality, lower-cost method, which we provide but which isn’t always cost effective in the long term. Competition has increased, which has helped sharpen our approach and service, offering, a major factor in winning some recent orders.”

The current indicators are suggesting a quiet end to the year, says David, but he ends on a positive note: “We are also aware of more new build projects in September than for most of the year.”

VCT, vinyl composition tile, is found everywhere from supermarkets to factories to hospitals to residential kitchen floors. When polished to a high shine, few floor coverings can compare to the clean, fresh look of a VCT floor.
Since VCT is covered with wax or floor finish, maintaining the floor is more about preserving the brilliance of the wax coat. For this, a buffing machine, mops and above all, a routine schedule are needed.

Basic Cleaning

Grit, dirt and dust are enemies of a waxed floor. If not removed daily, the debris will work like sandpaper under foot, dulling the wax finish. Therefore, daily dust-mopping, followed by wet mopping with a neutral pH cleaner are important steps. A putty knife is a valuable tool to gently pry off gum, candy and other sticky items.

Machine Buffing

The amount of foot traffic the floor sees will dictate how often the floor should be machine buffed. Busy hospital corridors and supermarkets may need nightly buffing to maintain a high shine. A small office with only a few employees may only need quarterly service.
There are two options to buff a VCT floor covered with floor finish: low speed spray buff or high speed burnishing. High speed burnishers spin a buffing pad at several thousand RPMs over the floor. The result is a glass like finish. However, the service requires a build up of several coats of high quality floor finish.
Spray buff may be done with a traditional low speed machine (175 RPMs). The cleaning technician sprays a light mist of cleaner onto the floor. Next, using a mild abrasive pad, he works the cleaner over the floor using a left to right motion. Over lapping and turning the pad to a clean side are essential for optimum results.
For a superior shine, add a new coat of floor finish after buffing.

Stripping and Waxing

A complete removal of old wax and application of several coats of new finish are summed up by the term strip and wax. A low speed buffing machine and wet vac, plus mops and buckets are needed for this operation. While some facilities, such as schools, like to strip and wax floors annually, it is possible to go several years in-between service if the floor is well maintained.
Start by mixing floor stripping solution. Apply a liberal amount to a small section of floor (about 50 to 100 square feet). Allow the solution to sit for about five minutes. Next, scrub the area with a black stripping pad on a low speed floor machine. Vacuum the used solution off the floor. Finally, rinse with a mop dipped in clear water. Floors that have not been stripped in many years may require two or three rounds of stripping to remove all the old wax.
Once the old wax has been removed and the floor has dried, it is time to apply one coat of floor sealer. Mop the floor sealer evenly on to the floor using overlapping, figure-eight strokes. Allow the sealer to dry for at least 20 minutes.
Finally, apply two coats of floor finish in the same manner as the sealer. As with the sealer, allow each application to dry for at least 20 minutes in between coats or walking on the floor.
